Understanding the Market
With in-depth research using many available tools plus my personal experience in your local market, I can provide valuable insights and help you understand your home’s value.

Forms & Documents
There are certain forms and documents required for selling your home in North Carolina, including the Listing Agreement and various property disclosures. I will make sure you understand every word on all the forms before you sign anything!

Preparing Your Home for Sale
We’ll walk through your home and property and consider how to effectively clean, declutter and handle personal items. We’ll address minor repairs and consider updates that could increase your home’s value, such as fresh paint or landscaping – without breaking the bank. Pre-sale home inspections by a licensed inspector can be helpful in discovering unknown issues with the property. Every sale, situation and goal is different, and we’ll consider the plan that works best for you,

Setting the Right Price
Deciding on the right price to sell your home or property for can be a complex mix of research, personal feelings and emotions. I’ll come armed with detailed CMAs (Comparative Market Analysis) and hiring a professional appraiser can help determine a fair price. Together, we’ll discuss the pricing strategy that works best for your goals and plan accordingly for sudden changes in market conditions.

Marketing Your Property
Whether your property will be an office exclusive or listed on the MLS, we’ll come up with the marketing plan that will work best to show off your property and also respect your needs. Marketing includes high quality photos and videos, online listings, staging, showings and open houses. I go the extra mile and let all of my colleagues and contacts know about your property, and I’ll already have in mind potential buyers and/or where to look for the right buyers for your specific property, including land and luxury homes.

Offers, Accepting Offers and Being Under Contract
The highest offer is not always necessarily the best offer for you or your property. We’ll review and examine every offer received and consider all the aspects of the offer before deciding how to respond. Responses could include acceptance, rejection, or counter offers. Negotiating is one of my strong suits, as I evaluate every situation and participant in the transaction. Once you sign the best offer and I communicate it to the buying party you are officially “under contract”. The buyer will deliver any due-diligence and earnest monies, schedule inspections and walk-throughs and contact their closing attorney. You can use their closing attorney or your own to prepare your closing documents. This is a good time to start planning your move, including hiring moving and cleaning companies.

– Be Flexible with Showings: The more available you are for showings, the better your chances of attracting buyers
– Consider staging your home to help buyers visualize themselves in the space
– Stay Emotionally Detached: Remember that selling a home can be an emotional process, and try to remain objective
